Permits and Demolition Control in Ottawa

Most demolition projects in Ottawa need a building permit before work starts. Properties inside the mapped Area of Demolition Control face an additional layer on top of that: a separate Demolition Control application, currently $1,206.84, required specifically when no residential building permit has yet been issued for what replaces the structure, the demolition removes a residential unit, and the address sits inside that mapped area. We check which of these actually apply to your property before you commit to a date, so you are not caught off guard partway through the project. Where a job touches a foundation, slab, or in-ground structure, we also plan the backfill and grading around Ottawa’s 1,800 mm frost depth, since a shallow or rushed backfill is exactly what causes heaving and drainage problems the following spring.

Ottawa demolition projects fall into a few broad categories: residential teardowns and renovations, commercial and interior strip-outs, site work like excavation and concrete removal, smaller structures like garages, sheds, and decks, pool removal, and asbestos abatement in older buildings. Each of these comes with its own permit requirements, equipment, and disposal considerations.

If you're not sure which service applies to your project, that's normal. Most homeowners and property managers have never had a building demolished before. Tell us what you're working with, whether it's a single garage or a full commercial building, and we'll walk you through the process, the permits involved, and a realistic price range before any work is scheduled.

Choosing the right service for your project

Not every teardown is a whole-house demolition, and pricing which service actually applies to your project up front saves you money. A single detached garage, shed, or deck is a small-structure removal, not a full residential demolition, and it is priced and scheduled differently. A gutted interior with the exterior shell staying in place is an interior strip-out, common in commercial units and older homes being renovated rather than replaced. Concrete driveways, pads, and patios are their own line item, priced by square footage and whether the concrete is reinforced. If your property has a pool you are filling in or removing, that is priced separately again, and if it involves an older building, a hazardous materials survey may be needed before any demolition work is quoted, since asbestos was commonly used in insulation, flooring, and roofing materials in buildings constructed before the 1990s.

Debris, disposal, and site cleanup

Every service listed above includes hauling and disposing of the resulting construction and demolition debris, so you are not left coordinating a separate bin rental or landfill run. Where a project generates enough recoverable material, such as concrete, wood framing, or metal, we separate it for diversion rather than sending everything to landfill by default. We do not publish a fixed waste-diversion percentage for our own projects, since that number depends heavily on what is actually inside the structure being removed, but diverting recoverable material is standard practice on every job we run.
