A community still being built
Because Riverside South has gone up almost entirely within the last two decades, there’s very little of the older housing stock that drives hazardous-materials concerns elsewhere in Ottawa. What the area does need is careful coordination with active development: site clearing, existing structure removal ahead of new builds, and grading work that fits around a neighbourhood that’s still under construction rather than a settled one. Proximity to the Ottawa International Airport also means some Riverside South sites fall under flight-path or airport-related planning considerations, which is worth flagging early for any larger project. Every demolition still requires the standard Ottawa building permit regardless of how new the surrounding development is.
